Teacher's Take: three quick lessons I get asked about all the time.
What will I actually walk away with when I sell?
Start with your sale price, then take out your mortgage payoff, agent commission, and closing costs like title fees and your share of property taxes. What's left is yours.
My take: commission is negotiable and so are some costs, so I'll show you your real number before you list.
Why is my house payment higher than the calculator said?
Most calculators only show the loan. Your real payment also includes property taxes, homeowners insurance, and mortgage insurance if you put less than 20% down, and it can go up when taxes or insurance do.
My take: before you write an offer, we get the full payment on that exact house, not a guess.
How much cash do I need to close?
More than your down payment. Closing costs usually run about 2% to 5% of the price, including a few months of taxes and insurance paid up front. Your earnest money counts toward the total.
My take: sellers can sometimes help cover closing costs, so we ask for it in the offer when it makes sense.
